Selling a parent's home: where do we start?

By Vashon Hargrove

You have decided, or are close to deciding, that a parent's home should be sold. That is the end of one kind of uncertainty and the start of another, because a family home sale involves people, paperwork, and a property all at once. Here is a practical place to start, step by step.

Step 1: Make sure the decision is actually the decision

Before any listing conversation, confirm that selling is truly the right path versus staying, with help or modifications, or holding the property. If that is not settled, pause and look at the whole situation first. Selling the family home is a big step that is much easier to start than to undo.

Step 2: Gather the family and the paperwork

Get siblings and key family members on the same page about goals, budget, and timing. Then collect what the sale will need: the deed, tax records, insurance, mortgage or lien information, and any power of attorney or estate documents that affect who can sign. Having these in order early avoids the delays that frustrate families later.

Step 3: Get an honest read on the home and the market

Have the home looked at with fresh eyes, both for condition and for what the market will pay. A senior-focused agent can help you separate worthwhile improvements from wasted money, and price the home realistically from day one. Overpricing a family home out of sentiment is the most common and most expensive mistake we see.

Step 4: Plan the prep with respect

Decluttering, cleaning, and light repairs go a long way, but they should be done with the loved one's dignity intact. Involve them where they are able, let them choose what happens to their belongings, and keep the timeline humane. If the loved one has already moved, the work is easier; if they are still in the home, showings need extra sensitivity.

Step 5: Coordinate the sale with what's next

The sale should line up with the next chapter: the move, the downsizing, the senior living transition, or the financial plan for the proceeds. When the timing and the proceeds fit the plan, the sale becomes part of a good outcome rather than a scramble. That coordination is where a relocation specialist earns his keep.

Step 6: Choose help that understands this kind of sale

A family home sale is not a routine listing. Work with someone who understands the emotional weight, the family dynamics, and the coordination with care and relocation. From the first conversation to the closing, the process should feel supported, not rushed.
