MOM NEEDS TO SELL
Notes From Vashon ★ September 2026

Does my loved one really need to sell the house?

By Vashon Hargrove

The short answer is: maybe not. Selling a longtime family home is one option among several, and it is rarely the only sensible one. The honest question is not "when do we list?" but "what does your loved one actually need, and which path serves that best?" This article walks through the way we suggest thinking about it, without a predetermined answer.

When selling makes sense

Selling is often the right call when the home has become genuinely unsafe or unmanageable: stairs that are no longer possible, a property that cannot be maintained, isolation from services and family, or a financial picture that depends on the home's equity. It can also be right when the loved one wants to move and plans the sale on their own terms. In those situations, a respectful, well-timed sale can be a relief rather than a loss.

When selling may not be necessary

Many families assume a sale is inevitable when it is not. A home with a few well-chosen safety modifications, help with maintenance, or a little support at home may serve a loved one well for years. Selling carries real costs, emotional and financial, and it ends a chapter that cannot be reopened. If the deeper problem is stairs, isolation, or upkeep, sometimes the fix is the home, and sometimes the fix is support. Selling should follow the decision, not lead it.

The whole picture to consider

Before anyone decides, look at the situation as one picture rather than a list of chores. Safety and accessibility in the home, the level of care that may be needed and when, the reality of maintaining the property, the financial options, the proximity of family and services, and, above all, what your loved one wants. A loved one who wants to stay and can stay safely should not be pushed to sell. A loved one who is ready to go should not be held to a house out of guilt.

Why a senior-focused specialist helps

This is why our approach is different. We do not begin by assuming the house needs to be sold, and we are not paid only when a listing happens. A conversation with a senior relocation specialist who also understands aging in place, care at home, and senior living helps a family weigh the real options, including the option to stay. The family makes the decision; our job is to make sure the decision is informed.

Your next step

If you are not sure, that is the right place to start. Walk through the questions on our decision tool, read what adult children should consider before selling, and, when you are ready, schedule a free conversation. There is no obligation to sell, and no pressure to decide anything at all.
